Should I value items at their lowest sell price or highest buy price?

Generally somewhere in-between.

don't necessarily value it at either specific, but rather use both as information to draw your own conclusions about price, intaking the multitude of other factors like how long it has been listed for, it is ugly, does it seem to get offers etc.

If it is common item go for mid-range, if it is rare item/unusual [common sense] > [previous documented sale]

I always go for the highest if I'm selling.  Why stop at 48 keys when you could ask for 52?
