If it's just about those two games you'll have no problem. You should be able to max out both of them

Lag would probably be more due to your internet connection. If you've got a good ethernet connection as opposed to wifi you should be fine. Although, I would recommend switching the hard drive for a Western Digital Blue, they cost about the same and the WD has a lower chance of failure.

Agreed, definitely go with a WD over a Seagate.

Not bad but yeah i prefer WD more than seagate too, more reliable imo

But i think u should replace the 750ti for a gtx 950, 50% more powerfull http://www.ginjfo.com/wp-content/uploads/2015/09/R7370_Graph_08.png

gtx 950 : http://pcpartpicker.com/product/vykwrH/gigabyte-video-card-gvn950wf2oc2gd

And not huge fan of this tower case too , this one seems to be better http://pcpartpicker.com/product/KPw323/fractal-design-case-fdcacore1000usb3bl

For TF2/CSGO this is WAY overkill (think: 300FPS~), but it's far better price-to-performance. And will handle ANY games (for the next couple of years too) at high settings, 1080p, 60fps~.

(The RX470 will be a better choice than the R9 380 if you can wait a few weeks for it to launch at a likely similar price point)

CPU: Intel Core i3-6100 3.7GHz Dual-Core Processor  ($110.99 @ SuperBiiz)
Motherboard: Asus H110M-A Micro ATX LGA1151 Motherboard  ($51.98 @ Newegg)
Memory: G.Skill Aegis 8GB (1 x 8GB) DDR4-2133 Memory  ($30.98 @ Newegg)
Video Card: Asus Radeon R9 380 4GB Video Card  ($174.99 @ Newegg)
Case: Cooler Master N200 MicroATX Mid Tower Case  ($42.99 @ NCIX US)
Total: $509.41 ($450~ after mail in rebate)
Prices include shipping, taxes, and discounts when available

If mail-in-rebates aren't an option, then: http://pcpartpicker.com/list/VKtK4C

And if you really ONLY care about TF2/CSGO and want to save as much money as possible....then this: http://pcpartpicker.com/list/xCRgJV(note: this will perform significantly worse then the above two builds while costing only $100~ less).
